The advantages and disadvantages of co-ownership and condominium ownership

Co-ownership and condominium ownership involve several parties and decision-makers. We manage the administration efficiently and mediate between the parties in the event of issues.

The stairwell belongs to all condominium owners in the community. Rooms can only be in the special right if they have the following characteristics:

  • spatial separation (on all four sides)
  • economic unit (independent function, e.g. as an apartment, commercial space)
  • separate access (must be directly accessible from common parts (e.g. stairwell))

In the case of large-scale renovation measures, corresponding capital should be available in the renovation fund. This means that the entire renovation costs can be financed via the renovation fund. This is why the annual payment into the renovation fund is so important. If there is insufficient capital, the condominium owners will have to pay for the renovation out of their own pockets.

By law, the meeting is quorate if half of the condominium owners who also hold half of the value quotas are present or represented. A motion should be drafted in writing and preferably substantiated. For investments, offers must also be enclosed so that the meeting can vote on a financial expenditure.
