The property can be presented to advantage with appealing photographs and visualizations. You should emphasize the advantages of your apartment(s) compared to the competition and implement the necessary marketing measures at the right time.

In addition to a visualized rental brochure with information about the project, the floor plans and detailed plans for the kitchen and wet rooms, a list of apartments with availability and rents as well as a brief description of the building and the material concept are useful.

A guideline value is 5 - 10 percent of the annual net rental income, depending on the size of the initial rental project (number of apartments).

As a rule, a specific date is agreed in the rental agreement, which makes the landlord liable to pay compensation to the tenants (e.g. assumption of hotel costs, furniture storage). However, if the apartment is partially ready for occupancy, the tenants can only demand a rent reduction.

The rent is transferred on the first day of each month. It is therefore advisable to check the incoming rent on a monthly basis. It is also advisable to check the tenant's creditworthiness before renting an apartment.

In principle, yes. However, in some cantons, tenants must be informed of a rent increase using an official form and the increase must be justified. When re-letting, the landlord may demand a maximum of the local comparative rent plus 10 percent.
